Senior Block Manager - Super Prime Estate Portfolio - Luxury Managing Agent
Senior Block Manager required for a high-end residential managing agent.
This company have built an enviable reputation within the industry. They are recognised by industry experts to be among one of the leading luxury managing agents in the UK.
This senior role sits within the property management team but has close interaction with the residence management team, accounts, HR and senior management.
This Role involves actively managing small selection of prime residential developments, also analysing and establishing processes and procedures to ensure everyone is working as efficiently as possible as well as being client facing. Holding weekly meetings with the PM team and managing a junior PM.
Person Specification:
- MRICS preferred
- Strong experience in high-end residential block management, current practice and legislation
- Understanding of the super prime London residential market
- New build experience
- Ability to work independently with an innovative approach to drive departments forward
- Proactive and dynamic with regards the growth of the business
- Client facing - assured, respectful, builds and maintains excellent relationships
- Strong communication and presentation skills
- Personable, friendly and warm with strong leadership skills
- Ability to lead and manage a team
- Strong understanding of customer service
Detailed Job Description:
- Manage personal portfolio but also oversee the junior PM blocks too, senior client contact, happy to report to clients
- Manage junior PMs
- Work on special projects i.e. aligning insurance premiums, tendering contracts and undertaking cost saving exercises.
- Oversee maintenance tender annually
- Create a service charge pack for leaseholders including what a service charge is, commentary of budget, bio on head office team, bio on concierge and photos.
- Overseeing site SOPs
- Refine vacant unit management and developer fund request process and ensure these are paid in good time.
- Oversee utility management
- Work with HR to ensure concierge standards and management - be a part of concierge hiring process
- Ensure there is adequate cover within the teams during annual leave and sickness
- Look at key-holding services
- Ensure all property systems are set up correctly and are kept up to date. Review feasibility of extending software to site so concierge can take ownership of their buildings.
- Liaise with consultancy/completions team with regard new blocks coming live for projections/resourcing etc.
Client accounts:
- Hold weekly arrears meetings for personal portfolio
- Refine arrears process and implement
- Ensure invoices raised every month: mobiles, cleaning, fees etc.
- Ensure service charges are reviewed
- Ensure year ends are reconciled within 3 months
- Ensure New Year budgets are with clients for review 3 months before year stars
