​Our client is a leading provider of residential aged care in New Zealand. They offer continuing and respite care in quality rest home, hospital and dementia care facilities staffed by dedicated, professional teams that reflect a sense of home for our residents.

In an essential industry sector, the client is looking for a Property Manager who can protect and enhance the portfolio's functional and amenity value through effective maintenance management.

The key responsibilites of the role may include but not be limited to the following:

  • Managing preventative maintenance programmes, managing regular and emergency repairs, and ensuring all maintenance staff are fully trained.

  • Contributing to major capital projects by providing technical and operational advice, reviewing plans, avoiding risk and preparing recommendations to board level.

  • Preparing proposals and plans for maintenance projects, engaging with contractors and monitoring the process while reporting to Chief Executive.

  • Effecting management of maintenance staff, including recruitment, rostering and compliance, training and development, and delegation of key responsibilities.

  • Strict adherence and leadership around current Health and Safety practices, ensuring compliance across all procedure, including BWOF and ACC audits.

  • Develop and maintain asset management and maintenance policies, prepare budgeting and manage expenditure in line with targets and attend and partake in regular management meetings.

The ideal candidate for the role would preferably have the following:

  • Considerable experience managing the maintenance function of large assets in various sectors.

  • Tertiary qualification in related field, or advanced trade qualification in building services or similar.

  • Knowledge of building codes, laws and regulations.

  • Strong people management and relationship building skills.

  • Track record of delivering maintenance projects.

  • Effective communication and negotiation skills.
