An experienced block/senior block manager is required by a multi award winning family run business in Walton-on-Thames. This company started out over 13 years ago and have recently moved into block and estate management. Growth has been considerable over the years, which in part is due to the unique approach they bring to property management, by bringing family values to the property industry.

This is a unique opportunity to join a team in its infancy. The management portfolio is growing at a considerable rate and they are now looking for a manager to come in, manage the portfolio, help grow a team, with the opportunity for this position to grow into a Head of Department. This really is a fantastic opportunity for anyone with passion, drive and ambition.

Duties for this position include (but not limited to):

- Management of a growing residential portfolio

- Undertaking regular property inspections

- Negotiate competitive service contracts

- Produce service charge budgets, analyse and interpret financial information (e.g. budgets) to ensure you are managing the service charge effectively

- Arrears recovery

- Production of Section 20 Notices in respect of major works and long-term agreements

- Managing contractors and overseeing all minor and major works

- Ensuring insurance documents are efficiently administered and where appropriate administer insurance claims

- Attend client meetings including board meetings, usually out of office hours; Taking minutes where required

The ideal block/senior block manager will have:

- At least 3 years experience in the capacity of a Block Manager

- Experience of preparing and monitoring service charge budgets, collection of service charges, dealing with arrears, etc

- Experience of preparing and serving Section 20 notices in connection with major works to be carried out

- Experience of delivering maintenance programmes including working knowledge of periodic maintenance schedules

- A strong understanding of current building & Leasehold legislation, safety procedures and health and safety processes

- Pleasant, helpful and efficient manner with Strong customer service and a can do, proactive attitude

- General building maintenance knowledge

- AIRPM (or higher)

- Managerial or supervisory experience gained within a similar customer focused role

- Demonstrated experience understanding, interpreting and preparing complex reports and plans

- Ability to work well under pressure

- Knowledge of relevant Landlord and Tenant Act, RICS and ARMA guidelines

- Clean UK driving licence
